Over the three months ending April 2026, the median sale price on Okauchee Lake came in at $635,000, down 27.5% from the same window a year earlier. In that same window, the median sale price per square foot rose 13.1%. Prices fell and prices rose at the same time, in the same ZIP code, from the same data feed.
That contradiction is the story. If you are shopping Lake Country from a Milwaukee suburb or comparing Okauchee to Nagawicka from out of state, the median you saw on a national portal is describing a market that does not exist. Okauchee is two markets stacked on one shoreline, and the median only tells you which one closed last quarter.
The number that broke the story
Here is what the surface data looks like right now. The median sale price of a home in Okauchee Lake was $635K over the last 3 months, down 27.5% since the same period last year, while the median sale price per square foot is $255, up 13.1% since last year. Homes sold after 40 days on average compared to 69 days a year earlier, and 11 homes sold in April versus 8 the year before.
Now the listing side. As of late June 2026 there were 11 active Okauchee lake property listings for sale with an average listing price of $1,766,145, with the highest-priced waterfront listing at $4,199,000 and the lowest at $199,900. Okauchee lakeshore listings carry an average price of $941 per square foot, based on listings with an average of 3.3 bedrooms, 3.0 bathrooms, and 2,576 square feet of living space.
A market where the median sale is $635K and the average listing is $1.77M is not one market having a bad quarter. It is two markets with almost no overlap.

The Waukesha County waterfront figures come from active listing data pulled from Metro MLS through third-party aggregators, showing an average 183 days on market that is currently considered a buyer's market with more negotiating power because longer listing times give buyers more room to negotiate on price and terms. On the Oconomowoc side of the lake, properties stay on the market for an average of 229 days before selling.
Those are not the same 40 days Redfin quotes. They are not even close.
Why the mix shift happens
Okauchee is bimodal by construction, not accident. The numerous bays, inlets, and channels create different neighborhood feels depending on where you buy, from quiet coves to spots closer to the social action. Properties away from the water in surrounding neighborhoods typically range from $500,000 to $750,000 for newer traditional and split-level homes, lakefront prices climb significantly based on footage, lot size, and home condition, and vacant lots on Okauchee have become increasingly rare, with only a handful remaining for buyers who want to build custom.
That scarcity has a paper trail. Shoreline zoning regulations in Waukesha County include a 75-foot building setback from the ordinary high-water mark, 15% impervious surface limits, vegetative buffer requirements within 35 feet of the water, and 35-foot building height restrictions near the shoreline, and DNR Chapter 30 permits are required for piers, docks, seawalls, and shoreline modifications. Every one of those rules constrains what a lakefront lot can become, which is why the frontage premium is durable and why the price gap does not close over time. In Lake Country, the price gap between true lakefront and deeded access can run $200,000 to $500,000 or more depending on the lake, and a four-bedroom home with 100 feet of Okauchee Lake frontage might list at $1.5 million, while a comparable home a few blocks inland with deeded access might list around $700,000.
Now the mechanism becomes visible. In any given quarter, four or five off-water homes and one or two lakefront estates close. If both lakefronts close, the median lands near $1M. If neither does, the median collapses to the off-water median around $600K. The 27.5% drop is a mix-shift artifact, not a value change. That is why price per square foot went up while the median went down. The homes that closed were smaller and further from the water, but they closed at higher unit prices than the same footprint fetched last year.
For context on why the broader region is not actually softening, the statewide median single-family sale price was $335,000 in May 2026, up 8.1% from $310,000 in May 2025, with prices ranging from roughly $114,000 in some rural northern counties to over $510,000 in Waukesha and Ozaukee counties. Waukesha County is one of the top-priced counties in the state and it is still climbing. Okauchee is not the exception. The Redfin median is the exception.
If you are buying off-water
The friction is inventory, not price. Homes in the $500K to $750K band inside the greater Okauchee area move in weeks, not months. If you are a move-up family from Brookfield or Wauwatosa waiting for the "right" three-bedroom ranch with lake access, understand that you are competing in the tighter of the two Okauchee markets. The relevant comparable for you is not a $1.7M listing sitting on the water. It is the last off-water home that closed near your target, which likely sold at or near list, in the 30 to 45 day range.
Where the off-water market gets interesting is in the walk-to-water and deeded-access pockets. Mission Lakes, the condo community on Florence Lake in downtown Okauchee, is one example of an off-water product with a built-in water connection. Homes in the greater Meadowlands subdivision in the northwest corner sit on acre lots but still trade in the off-water price band. These are the properties where the price gap to true lakefront is doing the work for you.
If you are buying lakefront
Read the transaction friction first, because it changes your offer strategy.
A lakefront listing sitting 180 days is not usually stale. It is priced against a small buyer pool that closes on its own timetable. Winter closings are common because sellers who list in fall have already decided they are moving. Summer purchases let you experience the property during peak season but face more competition and less negotiating room, while winter purchases may offer better pricing and less competition, but you are buying based on imagination rather than experience.
The number that matters on lakefront is not the sale-to-list ratio. It is the frontage-adjusted price. Frontage footage, water depth, home condition, and pier amenities all affect pricing. Two homes with identical square footage can trade at a 30% gap because one has 57 feet of frontage in a shallow bay and the other has 100 feet with west-facing sunset exposure and an existing boathouse. On a lake where the Okauchee Lake Yacht Club has operated since 1936 and developed nationally recognized racing fleets in C Scows, MC Scows, X Boats, and Optimist Prams and hosts nearly 100 on-lake races each year, the north shore near the yacht club trades differently than a no-wake channel on the far side. Same lake, different product.
The other piece of transaction friction is the pier. Any modification you plan to the shoreline, the seawall, or the dock requires a DNR Chapter 30 permit, and inherited nonconforming structures are one of the most common surprises in a lakefront inspection. Ask for the permit history in the offer, not after.
The signal to actually watch
If you take one thing from this, ignore the blended median. Watch two numbers instead.
For off-water Okauchee, watch price per square foot on closed sales. It is currently rising, which tells you the market is tight even when the median headline says otherwise. For lakefront, watch days on market against frontage and price band. Homes above $2M with under 100 feet of frontage sit longer. Homes under $1.5M with 100+ feet and a pier trade faster than the 183-day county average suggests.
The village itself is not standing still either. Kick Switch recently moved into the long-vacant former Pauline's Supper Club building on the downtown roundabout, roughly doubling its kitchen size. KiKi's Mexican Restaurant & Cantina took over the former Kick Switch space on Wisconsin Avenue. Gondola Bistro, Café & Wine Bar opened across the street. These are not lifestyle asides. They are the reason walk-to-town off-water inventory is trading tighter than the raw price band would predict.

How does Okauchee compare to Nagawicka or Pine Lake for the same budget? Different lakes trade at different frontage premiums. Nagawicka lakefront prices range from $700,000 to $2.5 million, and Okauchee lakefront prices run from $600,000 to over $2 million. Okauchee's edge is the boat-to-dinner shoreline and channel connections to Upper Oconomowoc and Little Okauchee. That is worth something to some buyers and nothing to others.
